The Buying Process

Step 1

Find a Red Balloon Realtor that works well with you.
Get Pre-Qualified for a loan.
Start looking at homes.

Step 2

Find the home that's perfect for you/your family.
Make an offer on the house.
Get in contract (mutual agreement of the terms of the offer).

Step 3

Sellers Realtor opens Escrow.
Your Earnest Money Deposit is sent to Escrow (within 3 days)
You work with your Lender on getting your loan.

Step 4

Inspections must be done within time frame (usually 17 days)
Home Inspection - paid by buyer (optional but recommended)
Appraisal - paid by buyer - mandatory for your loan
Pest Inspection - usually paid by seller
Roof Certification - usually paid by seller
Well Inspection - usually paid by seller
Septic Certification - usually paid by seller
Fireplace Inspection - paid buyer or seller
Pool Inspection - paid buyer or seller
Agent Visual Inspection - done by your Realtor

Step 5

Sign your loan docs at Escrow
Generally 3-4 days later your house records
